一、成交价格
甲、乙双方经协商一致,同意上述房产成交价格为人民币元;即人

二、付款方式

部进行的资金监管款项,一经进入资金监管账户即视同乙方已
履行
向甲方给付定金和房款的义务。 2、银行贷款
(1)乙方应在签订本合同当日,预先支付总房款的 %,即人民币

(2)乙方应在签订本合同

同时,甲、乙双方在此郑重确认:前述由21世纪

分部进行的资金监管款项,一经进入资金监管账户即视同乙方已履
行向甲方给付
定金和首付房款的义务。
乙方采用银行贷款的方式支付剩余房款,由21世纪不动产北京区
域
分部提供统一的金融按揭服务,乙方须与21世纪不动产北京区域分
部另行订立贷款委托协议
。
1) 经办理贷款的银行审批,乙方符合贷款条件的,贷款银行依据
乙方签署的
《委托付款授权书》将款项一次性划至甲方
在同行开设的专用结算帐户。
2)
经办理贷款的银行审批,乙方因自身原因尚不符合贷款条件的,
双方经协商,选择
a. 自银行做出不予批贷的决定起日内,乙方自行筹集剩余房款,按
照现金支付的形式支付给甲方,乙
方承担
在此期间发生的各项费用;
b. 乙方独立或转托他人申请其
他银行贷款,取得银行贷款后将款项
支付给甲方,在此期间发生的各项费用由乙方承
担;

第二条
成交价格及付款方式

终止本协议的履行,由甲乙双方返还相应款项,期间发生的各项
费用由乙方承担。
三、关于税费相关规定
1、本合同履行期间内,甲、乙双方自行按国家及地方相关规定自行
缴纳各项税、费,丙方协助甲乙双方进行相关税费的确认及计算工
作。税费分担经甲乙双方协商

保证交易后买方无须负责,
否则卖方应赔偿买方由此引起的一切损失。

买方将不得要求任何赔
偿。

一步追究责任或要求赔偿
